What to do with the profit from the sale

Get prequalified

Although you may think that you're a shoe-in for bond approval the second time around because your financial situation has improved, don't be too sure. "Lending criteria have changed and you may have taken on other forms of debt, which can affect your affordability" says Dunbar.

Sometimes one bank will only approve a loan of less than the bond you're applying for. And it's always worth comparing the interest rates offered, as a variance of even just half a percent can have a massive impact on your repayments in the long term.

Bonds cannot be transferred from one property to another, so each home loan application is considered in isolation.
